Data Sources & Accuracy
HOMR aggregates data from multiple third-party sources to provide property intelligence. While we endeavour to ensure data accuracy, we do not guarantee the completeness, accuracy, reliability, or timeliness of any data displayed on the platform.
Data sources include:
- GNAF (Geocoded National Address File) — Australian address data, licensed under the End User Licence Agreement by Geoscape Australia
- Overture Maps Foundation — Points of interest and geographic features, provided under the CDLA Permissive 2.0 and ODbL licences
- OpenStreetMap — Geographic data, provided under the Open Data Commons Open Database Licence (ODbL)
- Australian Bureau of Statistics (ABS) — Statistical area boundaries and demographic data, provided under Creative Commons Attribution 4.0
- ACARA — School information and ratings, sourced from public data published by the Australian Curriculum, Assessment and Reporting Authority
- State Government Data — Planning zones, hazard maps, and environmental data from Queensland, NSW, and Victorian government open data portals
- Real estate agencies — Property listing data sourced from publicly listed agency websites
Each data source is subject to its own terms, licences, and update schedules. HOMR is not responsible for errors or omissions in third-party data.
Limitation of Liability
To the maximum extent permitted by Australian law (including the Australian Consumer Law under Schedule 2 of the Competition and Consumer Act 2010):
- HOMR excludes all liability for any loss, damage, or expense arising from the use of or reliance on information provided on this platform, including AI-generated analysis.
- HOMR is not liable for any decision made or action taken by you based on information available on this platform.
- HOMR is not responsible for the conduct, services, or advice provided by any real estate agent, agency, or other third party you connect with through this platform.
- HOMR's total aggregate liability for any claim is limited to the amount you paid to HOMR in the 12 months preceding the claim, or AUD $100, whichever is greater.
Nothing in this disclaimer excludes or limits liability that cannot be excluded or limited under Australian Consumer Law, including guarantees relating to the supply of services.
Third-Party Real Estate Agents
HOMR connects property buyers with real estate agents and agencies. HOMR does not:
- Employ, control, or direct any real estate agent or agency
- Verify the accuracy of property listings or agent claims
- Guarantee the quality of service provided by any agent
- Act as a party to any property transaction
- Provide escrow, conveyancing, or settlement services
All interactions with real estate agents are between you and the agent/agency directly. HOMR is a technology platform that facilitates discovery and connection only.
